Kiama is a fully renovated and tastefully decorated self-catering holiday cottage within a few footsteps of St Ives bustling Fore Street with shops and restaurants very close by as well as the stunning beaches. The cottage is an upside-down configuration where the bedrooms are on the ground floor and the living, kitchen and dining area are on the first floor taking full advantage of the beautiful sea views across the St Ives rooftops. You can see as far as Porthkidney beach with its glorious stretch of golden sand as well as the infamous Malakoff over St Ia’s Church spire. There is a wonderful sun trap of a private terrace area accessed via the kitchen through a charming small door or via steps from the back of the cottage. Much of the artwork in Kiama is original and there are wonderful pieces of Jo Downs glass on show too. If you are looking for a central St Ives holiday cottage which is stylishly finished, offers comfortable modern living and where everything is within a short and relatively flat walk, Kiama will most certainly deliver!
There are nine steps up to the front door of Kiama which leads you to the ground floor of the cottage. The front bedroom has twin beds and is tastefully decorated with super comfy Emma mattresses and the double bedroom is at the rear of the cottage also with a sleep-inducing Emma mattress. Both bedrooms have plenty of space to hang and fold your holiday wardrobe. The double bedroom has a small shower room with a clever little space-saving wash basin and WC. The owner has thought of every little detail with small hanging rails over the tower radiators providing a perfect place to warm up or dry clothes or towels. The double bedroom has a Smart TV so no squabbles over what to watch! This room has a door which leads across an access path to the utility room and also the fourteen steps up to the sun-drenched terrace. The rear path leads to the town centre which means you can avoid the steps into the cottage from the front or, super conveniently, wash off your sandy wetsuits after a day in the sea and on the beach using the hose pipe and hang them to dry in the utility room. The utility room also houses the washing machine, sink with hot and cold water and a drying rail. It's an ideal place to store all your beach paraphernalia, bikes and anything else you'd prefer not to take in the beautiful cottage!
At the top of the stairs, on the first floor, is the family bathroom with a space-saving sliding oak door. It has a bath with a rain head shower over, WC and a wash basin. The owners have also installed a double electric toothbrush charger which for many is a godsend if one has been forgotten when packing the holiday luggage. Also on the first floor is the wonderfully cosy living room with two large tilting windows allowing lots of natural light into the room. The sea views from each window are captivating. There is an L-shaped sofa meaning there is ample comfortable seating for four people. If it is the ambience you are looking for without the bother of lighting a wood burner, there is an electric, flame-effect glass-fronted fire which creates a relaxing glow and warmth on the chillier winter days or summer nights. There is a large Smart TV, great WiFi connection, games and a good book selection so inclement days in St Ives shouldn't mean boredom! Leading off the living area is the kitchen which is well-equipped to feed and entertain a family of four or two couples. There is a dishwasher, NEFF induction hob, NEFF oven and microwave as well as a Nespresso coffee machine. The dining table is glass topped with two stools and a built-in bench covered in, believe it or not, the same leather used in Bentley cars!
The small, hobbit-sized door leads from the kitchen, over a small bridge to the terrace where there is an outdoor dining set of foldable bistro table and chairs, exotic succulents and a sheltered area where you can sit on the bench even if it rains. There is an outside washing line too (if you fancy your luck against the seagulls!). The sun beats down on this area and so it's a perfect spot to grab some 'you' time alone with a good book. If you're too big to fit through the door (our six-foot-five Orange Roofs team member Ross can fit through it) then you can always get to the terrace outside via the steps around the back of the cottage.
The nearest beach to Kiama is St Ives Harbour being just a couple of minutes' walk away but Porthmeor, Porthgwidden and Bamaluz beaches are all within a short walk too. Porthminster beach is a gentle 8-minute stroll from the cottage's front door. There are shops, restaurants, coffee bars, Cornish delis and so much more right on your doorstep yet Kiama is ever-so-slightly set back so remains peaceful. There are places to eat a superb breakfast along the harbour front within a minute's walk from the cottage and so many incredible places to book and eat a delicious dinner in the evenings. The Barbara Hepworth Museum is just around the corner from the cottage as are other reputable galleries exhibiting modern contemporary art, sculptures, pottery and jewellery. The nearest long-stay public car park to Kiama is Barnoon which is a short walk uphill from the cottage. It is possible to pull the car up to outside the cottage to unload before finding a parking space but do be mindful that St Ives has narrow roads. St Ives train station is a 10-minute walk from the cottage or a couple of minutes taxi ride.
Please note that Kiama does not have a travel cot or high chair but these can be hired from a local company if you wish to save space in your car.
To re-cap, this gorgeous self-catering holiday cottage in St Ives has two bedrooms and two bathrooms and enjoys sea views from the living area. It sleeps four people and has an outside area which is paved and surrounded by Cornish plants.

Charming property a moment from Fore Street and close to everything else St Ives has to offer. Was very clean and extremely well equipped. I also greatly appreciated the supplies which were provided. Communication with Orange Roofs was friendly and helpful. My first experience with this company and a positive one -already planning to use again.

Kiama is a great place to stay in St Ives. It's in the middle of the town, close proximity to restaurants, pubs and the beach. The property itself is tastefully decorated and has a homely feel.

Orange Roofs was so helpful in helping me choose a vacation rental for our week in St. Ives. The booking process was easy, Orange Roofs was very accessible and responsive - and I absolutely loved their app with everything one needs to know about the property - Orange Roofs is really a topnotch property management company. Kiama itself was in a great location - conveniently located to everything in St Ives. Kiama is a beautifully decorated townhouse, very cosy, with a fully functional kitchen and cute garden. The pictures of Kiama on the website are accurate. I would definitely stay there again- and would recommend Kiama to anyone visiting St Ives.

For our first vacation in Cornwall, Kiama was the perfect
Parking above the house was hassle free and cheap at gbp 25 for a week.
Centrally located in St Ives with the harbor, stores and restaurants close by.
The house is very tastefully decorated and we immediately felt very comfortable. There was also a welcome in the kitchen with goodies.

Were glad we found the Orange Roofs website after using
several others over the years
Kiama is as it is on the pictures a true reflection of what your going to be staying in .spotless clean all over credit to the house keeper
Kiama is done to a very high standard lovely furniture and fittings very comfy to stay in ,
its all the little extras that make it feel homely .
great little outside space partially covered seating area in case the mizzle hits but also a little sun trap as well with nice outside lighting....
you couldn't ask to be closer to the action but still away from the noise ,
great location if you want to nip into town for food or quick shop ,
great location for several beaches as well
only 1 thing i would suggest is king size bed would be better and the quilt was quite heavy and bedroom was very warm but that again is only personal preference
would definitely book here again

A perfectly located central st Ives property, stylishly decorated and equipped with everything you could want plus a lovely welcome basket of local goodies. The sun terrace was a real bonus. Parking in st Ives is very tricky however and this property doesn't come with any.

We had a really good time at Kiama, A very nice,
comfortable home with just everything you need just in the very
center of St. Ives.
Thanks for wonderful days.

We had a fabulous stay in Kiama last week. We loved the
upside down living arrangements and the property is beautifully
designed and decorated. There is ample space for 4 people and the
excellent location in the centre of St Ives meant that it was easy
to get to all the beaches and the shopping and harbour
There are so many little treasures at the property like the laundry room to do our washing and keep our sandy beach gear. The outside space is a real gem for this house situated so close to the centre of town.
The accommodation was clean and well presented. We would definitely recommend this property and will certainly be back.

Absolutely beautiful little gem of a holiday home! Perfect location, moments from everything. Lovely and quiet too, and the gorgeous little sun trap garden is the icing on the cake. We would definitely return. Perfect for a couple, or small family group, maybe a little snug for four adults.

The property is really nicely put together, with lots of
finishing touches that showed a lot of love.
The small outside space was genius, too - connecting via a small window-door from the first floor kitchen over to the raised terrace at the back (also accessible via steps if you prefer).
This placed worked perfectly for us as just a couple, with the second bedroom effectively working as a dressing room/bag storage - Kiama would be a cosy place for a couple with small children, but could be a little cramped for four adults.
The service from Orange Roofs was also friendly and efficient - so glad we found you.

An excellent property in a brilliant location. We loved the "upside down " living and the garden is a massive bonus so close to the town centre. Definitely hope to return. Property was absolutely spotless, including the outside space and front steps. The garden and garden furniture is a real bonus. The interior is finished beautifully, we loved all the soft furnishings and art work. Especially enjoyed the lovely embroideries and needlework. We have visited St Ives annually for the last 30 years and this has to be one of our most favourite properties. Thank you for such a comfortable holiday.

Beautifully presented and a very well thought out layout. Our favourite part was certainly the lounge area with rooftop views looking out to the sea.
Very spacious for four people and very well equipped.
Beds were very comfortable!
Location was great, we've stayed in many properties over a 30 year period but you can't beat a property with sea views whilst also having easy access to fore street for the shops, cafes and bars!
Orange Roofs were recommended to us a couple of years ago, have booked with them several times since and will continue to do so. Their properties are extremely well set out, elegant, stylish and comfortable. Their customer service is also faultless. Friendly staff and a great app!
Very keen to book this property again next year! Thank you!

We had a fantastic week at Kiama, what a lovely cottage. So well equipped, absolutely everything has been thought of. We loved the bedding and towels, such high quality. It's the little things that really make all the difference. Location is great, close to everything but set back so lovely and quiet. I would definitely recommend Kiama.

Lovely property in Great location in town and property decorated to high standard. Loved the en suite bathroom. Beds was comfy. Only negative thing was in both bedrooms no where to sit do hair and make up. You had to stand up and do it bathroom which is no goo for me or in hall way by front door . I would stop again amd thinking about booking this property in may 2023.

Thank you for this wonderful vacation! We really enjoyed staying at this house, it has everything required for a relaxing week: comfortable & quiet, extremely clean and good location to local amenities!

Gorgeous house in central St Ives, 5 minutes from everywhere, but quiet even during an August stay when the streets were bustling. The house is beautifully laid out with a terraced area to eat outdoors, and a very comfy sitting room with interesting art books. Also high spec showers and two modern bathrooms. Would definitely stay there again.
