About Kiama
Kiama is a stylish two-bedroom holiday cottage in the heart of St Ives, just a few minutes’ walk from the harbour, beaches, Fore Street, restaurants, galleries and independent shops. Sleeping up to four guests, this beautifully presented upside-down cottage has two bathrooms, a bright first-floor living space with sea glimpses and a private sun-trap terrace. With original artwork, contemporary interiors and a useful separate utility room for beach gear, Kiama is an ideal self-catering retreat for couples, friends or a small family looking for a central St Ives cottage within easy walking distance of everything.
Kitchen & Dining
The first-floor kitchen is well equipped for a relaxed self-catering stay and sits just off the living area.
Facilities include a NEFF induction hob, NEFF oven, microwave, dishwasher and Nespresso coffee machine.
The dining area has a glass-topped table with two stools and a built-in bench seat, creating a sociable space for breakfast, light meals or dinner at home.
A small door from the kitchen leads across a short bridge to the private terrace, giving the dining area an easy connection to the outdoor space.
Living
The first-floor living room is bright and comfortable, with two large tilting windows framing lovely views across St Ives rooftops towards Porthkidney Beach and the Malakoff.
An L-shaped sofa provides plenty of space for four guests, while a flame-effect electric fire adds warmth and atmosphere during cooler stays.
There is also a large Smart TV, a selection of games and books, and good WiFi, making this a comfortable place to relax whatever the weather.
Bedrooms
Both bedrooms are located on the ground floor.
The front bedroom has twin beds with comfortable Emma mattresses and plenty of hanging and storage space.
The rear bedroom has a double bed, also with an Emma mattress, along with storage and a Smart TV.
From the double bedroom, a door leads to the rear access path, utility room and the steps up to the terrace.
Bathrooms
Kiama has two bathrooms.
The ground-floor double bedroom has a compact en-suite shower room with a shower, space-saving wash basin and WC.
On the first floor is the family bathroom with a bath, rainfall shower over, wash basin and WC.
A double electric toothbrush charger is also provided in the family bathroom.
Outdoor Space
Kiama has a private paved terrace with a lovely sheltered and sunny aspect.
The terrace can be reached from the kitchen via a small doorway and short bridge or from the rear of the cottage via a flight of steps.
There is a foldable bistro table and chairs, a sheltered bench and an outdoor washing line, making it a pleasant space for morning coffee, reading or alfresco dining.
The rear access area also includes a hose for rinsing sandy wetsuits and beach equipment.
A separate small utility room provides further storage for beach gear, bikes and outdoor equipment, along with a washing machine, sink and drying rail.
Close to Beach
St Ives Harbour is just a couple of minutes' walk from Kiama, while Porthmeor, Porthgwidden and Bamaluz beaches are all within easy walking distance.
Porthminster Beach is around an eight-minute stroll away.
Fore Street, restaurants, cafés, delis, galleries and independent shops are all very close by, while the Barbara Hepworth Museum is just around the corner.
Kiama is therefore particularly well suited to guests wanting to explore St Ives on foot without relying on a car.
Access
Kiama is arranged over two floors in an upside-down layout, with the bedrooms on the ground floor and the kitchen, dining and living areas on the first floor.
There are nine external steps leading up to the front door.
The rear terrace can be reached either through the small kitchen doorway and bridge or via fourteen external steps from the rear access path.
The small doorway from the kitchen is low and narrow, so taller or less mobile guests may prefer to use the external terrace steps.
The nearest long-stay public car park is Barnoon, which is a short uphill walk from the cottage. Guests can usually pull up nearby to unload luggage before parking, subject to local traffic conditions. The train station is a short taxi ride away or a ten-minute walk.

We (family of 3 from Germany) spent a great week at Kiama and really fell in love with St. Ives! The house is very cosy and very well equipped. It was great to find even some beach equipment as we travelled by train and could not carry everything with us. We loved the outside terrace which was accessible by a 'hobbit door'. Also the location is ideal for exploring the area without a car. The team of orange roofs was always very helpful. I can highly recommend to stay here for summer vacation.

We spent the last week at Kiama and absolutely loved it. One of the best holiday rentals we've ever stayed at. The house is so well kitted out and really tastefully decorated. Great location. The outhouse with all the beach equipment was such an added bonus and our girls loved it. The garden was perfect place to chill at and of day with nice glass of wine. I cant recommend this rental high enough, if I ever visit St Ives again, I would 100% try and book Kiama again. Thanks for a lovely holiday.

A beautiful home in the middle of the town but very peaceful. Close to the harbour and beaches. Stunning decor, amazing views and a fabulous secret terrace through the hobbit door! My two teens loved it and we were all very sad to leave. Would definitely return.

What a wonderful house and a beautiful garden in the heart of St Ives. The house is short of nothing and was extremely clean and comfortable. We could happily move in tomorrow!!! We loved the sunny courtyard tropical garden with its levels… lovely seating area to relax day or night. Thank you for a wonderful stay.

Near to the heart of St Ives, but just far enough away from the hustle and bustle to provide an oasis of calm. This is a home that has been lived in, as shown by the fact that every need was anticipated. It will be our go to spot for many summers to come!

WOW !!!! What a fantastic property the owner has thought of everything it was home from home .The property felt very luxurious with amazing comfy beds & super deluxe towels .The garden area was brilliant & such a bonus for morning coffee .The location was great so close to everything . The train & bus service were both great for venturing further afield .First time using OrangeRoofs & will definitely be my first port of call again .I down loaded the app after booking & found it very user friendly the information was brilliant with step by step guides for just about everything .

Kiama is a lovely property and the owner has put a great deal of thought into ensuring that everything is included for cooking and also homely comfort. Beautiful Christmas decorations and lights set up for the festive season and the provisions supplied for our arrival were very gratefully received.

We had a lovely week in Kiama. Beautifully clean with attention to detail much appreciated. We could tell the owners had properly tested it out. We cooked nearly every night and had everything we could possibly need. Lovely Egyptian cotton bedding and soft white towels. And very close to the centre without being in the thick of things. Thoroughly recommend.

We had such a wonderful stay at Kiama! The home was absolutely amazing - beautifully designed with a lovely sea-themed décor that made it feel so relaxing. The garden was gorgeous and even had a covered area, perfect for enjoying the outdoors on rainy days. The kitchen was fully equipped with everything you could possibly need, and the property was so thoughtfully stocked - from washing machine tablets and laundry products to plenty of bin bags. The welcome basket was such a thoughtful touch and really made us feel at home. The beds were incredibly comfortable, with extra towels provided for convenience. Every detail was taken care of, making our stay not only comfortable but memorable. Highly recommend this beautiful property - we'd love to come back! ✨

We have just returned from another amazing holiday booked with Orange Roofs. This time we stayed at Kiama and we loved the proximity of this property to both the town centre and the harbour. Lovely lounge area and kitchen that is fully equipped with everything you could possibly need. We were very grateful for the provisions provided - these were so welcome after our long journey. Superbly comfortable beds and I particularly liked the walk-in ensuite shower. We have already booked a return visit.

Just got back from a wonderful holiday in St.ives, made all the better by staying at Kiama cottage,an amazing place, great location only a very short walk to all the amenities St,ives has to offer,a spotlessly clean and modern cottage, the best we have stayed in while visiting St.ives for over twenty years, fantastic welcome pack which was a lovely surprise, very modern living room and a fantastic bedroom with a very comfortable bed, extremely quiet location, never even heard the seagulls, would highly recommend this lovely cottage

Beautiful house, very stylish decor. We loved the outside space, nice to sit in after a busy day. Perfect location so close to main shopping street and short walk to all beaches which was perfect having kids. We also appreciated the welcome kitchen package and beach provisions such as windbreak, chairs and a few games.

A great little cottage in the heart of St. Ives and just a stone's through from the shops, restaurants and the harbour. The property has been really well looked after and has everything you could need. I would definitely recommend and wouldn't hesitate to book again.

We loved our stay at Kiama! The accommodation was well thought out with the living space upstairs with access to the patio area and outside space. The utility area was super for wetsuit/bodyboard storage. Such a handy location, just a minute away from the shops and a couple of minutes to the beach. We really enjoyed the welcome pack, which was a lovely touch to get us started. The property was immaculate and we would definitely like to return.

I have just returned from this lovely property. This is the house in which I grew up many years ago and so to return after 45 years was coming full circle. I had seen the photos of our beloved cottage in 2020 when on a flying visit I saw it was up for sale - never thinking an opportunity to return and stay there was a possibility. It was then in a very poor state. On arrival I was totally blown away when I stepped through the door. It was transformed so creatively and with such imagination. These lovely people had brought it back to life, with no expense spared. They have thought of everything on a holiday wish list for any visitor to the town both in decor and accommodation. It is perfectly situated for absolutely everything and the lovely raised patio at the rear is a rare and secluded haven of tranquility during the busy summer months. I know my childhood home is now in great hands and if you want an amazing holiday experience with everything at your fingertips then look no further ❤️

Great location, just a short walk from the harbour, shops and beaches. Very comfortable with everything you need to make the most of your stay in St Ives. Well equipped kitchen and comfy beds. No parking space, but we booked a space locally just a 15 minutes walk away, and once we dropped our bags off we didn't need it again until we left. Outside space great for sitting and relaxing, via the Hobbit door. We would definitely go back.

A superbly located house with everything you need for a fantastic holiday. We really appreciated all of the extra beach equipment that we could borrow in the outhouse and the outdoor space was a real bonus on a sunny afternoon with a glass of wine. We will definitely be back.

Loved our stay at Kiama, location is perfect for exploring St Ives and the west of Cornwall. Paid for long stay Parking just a short walk up the hill at barnoon which was ideal especially at New year. We travelled with two kids, one 8 year old and a 7 week old. Plenty of room in the property for the four of us. Great use of space. Comfy beds and en-suite. Decent size living room to have a chill after a long day. Everything you needed in the kitchen, coffee machine was a highlight. Host left a nice welcome pack, of bread, butter, milk and eggs to get us started. Also a few other treats which was a lovely touch. I can't fault anything, didn't want to leave. We will be back

We enjoyed a lovely sunny week at Kiama. The welcome pack and provisions were a lovely touch. The house is very central, just behind Fore Street but the road itself is quiet, just across the road from the Barbara Hepworth Garden The extremely comfortable first floor living area made the most of the sea glimpses. The house was very well equipped, with modern, quality fittings but it was also homely and cosy. We loved all the glass snd textile art. We particularly liked the sun terrace. A fabulous holiday home. Thank you so much!

Great location, sweet cottage with a wonderful outside area. Perhaps a bit small for 4 people, but for two it was perfect. Another fabulous week spent at Kiama! We simply love this place. Its location is pretty perfect - literally seconds away from both the upper part of town, and the traditional downlong area. Even though it is so close to everywhere, it is still peaceful and quiet apart from the sound of the seagulls of course, which we love! It is cosy, but not too small, and the light coming through the upside down living area is bright and airy. All in all, a wonderful little hideaway.

Very impressed with this property. Central location with a glimpse of the sea was just perfect. The house is very clean with and well looked after with great facilities. The garden was a lovely feature. We managed to park at Barnoon car park during the week (last week of June) and the short walk up to the car kept us fit. Will definitely think about booking here again if we return.

This is the second time we have stayed here and love it even more. The quality and finish of the property couldn't be faulted. Reverse living works perfectly and the outdoor space is well set up. Kiama is so close to the action but peaceful at the same time. The Welcome Basket is a lovely touch.

Kiama is a quirky, comfortable & well-equipped holiday property in an ideal location close to the heart of St Ives but set back enough so it's quiet (apart from the seagulls, that is!). The private garden area was a real bonus. We managed to park OK in the Barnoon Car Park a few minutes' walk up the hill, but I imagine that would be harder to do in peak season. Top tip: book a booth at Porthmeor Beach Cafe to watch the sunset well in advance as it gets booked up!

This property is amazing, it is so tastefully decorated and furnished. It's location is amazing - no major hills to climb and a few steps from the front door you are on the shopping streets and then the harbour. Would love to come back to St Ives and would defo try and book this property.

What a wonderful place Kiama is. A true home away from home, had everything we needed for a comfortable week away and in a fantastic location too. The little welcome package was extremely thoughtful. Kiama was absolutely fantastic. My family and I have stayed in St Ives for years and years and have stayed in many holiday homes. Kiama had everything that we could have possibly wanted. The location was 10/10 - absolutely perfect. You are pretty much in the town centre but it is very quiet. It was amazing. We were left teabags, biscuits, coffee pods and a freshly baked loaf of bread. We were also left milk & butter which was such a lovely touch. This was greatly appreciated. The house was so clean and cosy. The beds were so comfortable and the bedding was luxury. The towels were also lovely. The owners have done such an amazing job renovating and it looks absolutely amazing. The kitchen is well equipped which again, is appreciated - lots of new equipment in the kitchen. The garden was absolutely lovely and if it was sunny we would have spent a lot of time outside. Although there is no parking, my family and I parked in Barnoon Car Park which is just up the hill. We found it easy to get a parking space every time. I could not fault this place and will 100% stay again in the future! Thank you so much.

Kiama is a great place to stay in St Ives. It's in the middle of the town, close proximity to restaurants, pubs and the beach. The property itself is tastefully decorated and has a homely feel.

Orange Roofs was so helpful in helping me choose a vacation rental for our week in St. Ives. The booking process was easy, Orange Roofs was very accessible and responsive - and I absolutely loved their app with everything one needs to know about the property - Orange Roofs is really a topnotch property management company. Kiama itself was in a great location - conveniently located to everything in St Ives. Kiama is a beautifully decorated townhouse, very cosy, with a fully functional kitchen and cute garden. The pictures of Kiama on the website are accurate. I would definitely stay there again- and would recommend Kiama to anyone visiting St Ives.

Kiama is as it is on the pictures a true reflection of what
your going to be staying in .spotless clean all over credit to the
house keeper
Kiama is done to a very high standard lovely furniture and
fittings very comfy to stay in ,
its all the little extras that make it feel homely
.
great little outside space partially covered seating area in
case the mizzle hits but also a little sun trap as well with nice
outside lighting....
you couldn't ask to be closer to the action but still away
from the noise ,
great location if you want to nip into town for food or quick
shop ,
great location for several beaches as well
only 1 thing i would suggest is king size bed would be better
and the quilt was quite heavy and bedroom was very warm but that
again is only personal preference
would definitely book here again

For our first vacation in Cornwall, Kiama was the perfect
accommodation.
Parking above the house was hassle free and cheap at gbp 25
for a week.
Centrally located in St Ives with the harbor, stores and
restaurants close by.
The house is very tastefully decorated and we immediately
felt very comfortable. There was also a welcome in the kitchen with
goodies.

We had a fabulous stay in Kiama last week. We loved the
upside down living arrangements and the property is beautifully
designed and decorated. There is ample space for 4 people and the
excellent location in the centre of St Ives meant that it was easy
to get to all the beaches and the shopping and harbour
areas.
There are so many little treasures at the property like the
laundry room to do our washing and keep our sandy beach gear. The
outside space is a real gem for this house situated so close to the
centre of town.
The accommodation was clean and well presented. We would
definitely recommend this property and will certainly be
back.

Absolutely beautiful little gem of a holiday home! Perfect location, moments from everything. Lovely and quiet too, and the gorgeous little sun trap garden is the icing on the cake. We would definitely return. Perfect for a couple, or small family group, maybe a little snug for four adults.

The property is really nicely put together, with lots of
finishing touches that showed a lot of love.
The small outside space was genius, too - connecting via a
small window-door from the first floor kitchen over to the raised
terrace at the back (also accessible via steps if you
prefer).
This placed worked perfectly for us as just a couple, with
the second bedroom effectively working as a dressing room/bag
storage - Kiama would be a cosy place for a couple with small
children, but could be a little cramped for four
adults.
The service from Orange Roofs was also friendly and
efficient - so glad we found you.

An excellent property in a brilliant location. We loved the "upside down " living and the garden is a massive bonus so close to the town centre. Definitely hope to return. Property was absolutely spotless, including the outside space and front steps. The garden and garden furniture is a real bonus. The interior is finished beautifully, we loved all the soft furnishings and art work. Especially enjoyed the lovely embroideries and needlework. We have visited St Ives annually for the last 30 years and this has to be one of our most favourite properties. Thank you for such a comfortable holiday.

Beautifully presented and a very well thought out layout.
Our favourite part was certainly the lounge area with rooftop views
looking out to the sea.
Very spacious for four people and very well
equipped.
Beds were very comfortable!
Location was great, we've stayed in many properties over a
30 year period but you can't beat a property with sea views whilst
also having easy access to fore street for the shops, cafes and
bars!
Orange Roofs were recommended to us a couple of years ago,
have booked with them several times since and will continue to do
so. Their properties are extremely well set out, elegant, stylish
and comfortable. Their customer service is also faultless. Friendly
staff and a great app!

It's the little things that really make all the difference. Location is great, close to everything but set back so lovely and quiet. I would definitely recommend Kiama.

Lovely property in Great location in town and property decorated to high standard. Loved the en suite bathroom. Beds was comfy. Only negative thing was in both bedrooms no where to sit do hair and make up. You had to stand up and do it bathroom which is no goo for me or in hall way by front door . I would stop again amd thinking about booking this property in may 2023.

Gorgeous house in central St Ives, 5 minutes from everywhere, but quiet even during an August stay when the streets were bustling. The house is beautifully laid out with a terraced area to eat outdoors, and a very comfy sitting room with interesting art books. Also high spec showers and two modern bathrooms. Would definitely stay there again.
